Police power
Police Power is the constitutional authority of the state to pass and enforce laws to protect and promote the public safety, health, general welfare, and morals of a community.
In the United States, most police power is reserved for the state and local governments by the 10th Amendment to the U.S. Constitution.
The most common police power exercises over real property is the right for local or regional governments to adopt and enforce zoning regulations, building codes, some environmental protection regulations, etc.
